On Time & Still "Late"

I have never been late paying until recently when my check was either lost by the USPS or, more likely, at the Everhome payment office. I spoke with customer service. The young lady rep was co-operative enough to take my perfect payment history and "paydown" habit into account. She rolled back my due date in order to conduct a "search" for the check. No good. I was forced to use the online payment option. Although she had rolled back my due date, she informed me I would STILL be charged the late fee. Annoyed? Yes. I have a FICO score in the 800's and would like to maintain it. No choice. My answer? Paying down this mortgage. FASTER! But, overall, Everhome's been pretty fair - so far.

In 10 years I had 2 late payments... neither my fault.

The first they reversed the fee. The second several years later, they refused. My bank got on the phone with them and told them they mailed the payment out of my electronic bill pay on time. Long conference call, but they refused.

Mind you, my bank was Citibank, not a mom and pop. The Citibank rep told me she never heard of another financial institution not offering the courtesy of a credit in a situation like this. What lousy customer service. I do 6 digits of business with them for years and years and they have to be idiots over a $40 late fee.

I hope to refinance out of it soon. Let them lose my long term business over their pettiness.


i send a payment on 12/24/ never got there and send a new check after stopping the first check i sent.this new check send on 01/06/10 as of 01/13/10 has not been cash by should of been there friday or monday latest.what is going on.i also have a 800 score never been late in the 3 years since my org bank sold me out to these people.getting a new mortgage..i think they want to drive me out since i have a 4.75 rate.15year.


Im calling the better business bureau on them.

I didn't even take out my mortgage with them. They bought it from my original lender and now I have to put up with their fees and rules. Not right!!!

Everhome mortgage sucks, credit the account late to add fees, expect if you fall behind you can pay the full amount due, never return calls, I miss Opteum mortgage, they were fair and great customer service. I would never recommend Everhoime, the also added to my monthly payment when they took over the loan, what crooks.

Home Insurance rip off

Everhome refused to accept the renewal of my insurance company and they applied their own insurance company, who was charging nearly 3 times more. After several months of calling customer service they accepted my orginal insurance. But continue to charge the difference. We are still dealing with their customer service and continue to play the hot pototoe game being send from one dept to another dept. Each dept claims it the other dept to fix the error. Mean while they keep collecting the extra monies for the insurance that we do not have with them. Please email me if you have a simlar problem.

oh yeah been going threw this every year for three years they have finally done it, this time they did the same thing did not pay our insurence then put there own on it, tried to say it was because of remodification/escrow issue took the money and then said didn't have enough to pay insurence then put there own insurence on our house, tried saying they never recieced renewal policy have comfirmation that they did get it, they just didn't pay it so they could charge 3x's more. they pulled the exact same scam on me and cost me over 2,000 before it was recified.


Our Everhome pmt just went up about $60.00 charging us for insurance. We have our own insurance.

Thru Farmers Insurance we get special prices on our car insurances because we have home & vehicle together. If Everhome discontinues our Farmers Insurance, will that mean we don't get our discounts anymore? Today is Sunday, tomorrow, I will be making some phone calls & setting some people straight. If they pass me around from department to dept.

I will contact the BBB & anyone else I have to. Anyone else out there as upset as I am?!?

Approved short then appraised home for more than it is worth

My mortgage was sold to Everhome Mortgage. I did not select this mortgage company. I applied for "Short Sale", and after months of rudeness from the Loss Mitigation specialist assigned to my mortgage, I was finally approved for the short sale. Then the hitch... My house was appraised for over $10,000 more than it is worth. Consequently, the short sale amount acceptable to HUD for my house is over $10,000 more than I owe on the house. Their words...Get the buyer to pay more. I was furious. Everhome had to have the offer prior to sending an appraiser to my home. They knew exactly what they were doing. Screwed me over. Then I was told that I could submit paperwork for a Deed in Lieu of Foreclosure. This would turn the house back over to HUD and clear me of the debt. Then, once again... "Oh, I'm sorry, you don't owe enough for HUD to accept a deed in lieu. Your house was appraised to high for what you owe. So, they have me over a barrel and I am totally furious over this.

Everhome-harrassing phone calls about pymts that are not even late!

My mortgage was recently sold to Everhome. I have owned over 20 homes and had a mortgage payment for the last 23 years. Not one has ever been "late" (paid past the 15th-which is considered late). For the last two months they have called me with an "URGENT" message from the COLECTION DEPT! wondering where the payment is...I called them and told them they were harrassing me. My credit is perfect and I have never been late on a bill in my is not "late". The rep said it was "late" because it was not received before the 1st day of the month. They need to get a life and go after the nimwhits who don't pay, bother the good ones left!

Incompetent Customer Service

We have been customers for almost 15 years and have never been late in a payment. I have automatic bill pay set up through my bank to be paid by the 10th of the month. Yet, every month, I get a phone call around the 1st wanting to know why we haven't made the payment. I have explained bill pay to them, suggested they check our records for our history, and flat out told them they were wrong in saying our mortgage is delinquent. Nothing does any good. I told them they should be after dead beats and not good customers like us. The customer service is rude, incompetent, and does not understand mortgages at all. I am so sick of this phone call every month! I teach Real Estate Law and know the laws regarding mortgage payments. I have tried to explain to them, but no one is smart enough to understand the law. Oh, they also sent our checks to the wrong processing center and then tried to tell us we had not paid. This took over a year to correct (even though I sent them a copy of the endorsed check cashed on time and in the correct amount.) I had my attorney write a letter threatening a lawsuit if a credit change letter was not submitted to the credit reporting companies. This did get a result- an apology and a statement to the bureaus about what great customers we were. This company should not be in business and I would encourage everyone to never do business with them and to certainly tell everyone they know about the incompetency.

The worse is an understatement! They have dragged their feet on a shortsale and/or deed in lieu for a year and their predecessor Bank of America is just as bad!! No wonder people have a sense of "don't care" anymore.


I have never been talked to or treated so rudely! My husband was laid off and started a new job.

Unfortunately, our payment was late for the month. Now we are not even a month behind and I just got the most harassing phone call. The person asked when they were going to receive our payment and we told them we would send it as soon as we could, probably next week. He wanted more specific so we said Thursday.

He then proceeded to get ruder and say he needed an exact date. We have great payment history with them, we are not even a month behind, just a little late and we are receiving this kind of call.

They need to realize they cannot talk to people this way. I will definitely be getting rid of them the first chance I get!

Everhome Mortgage Misapplied Mortgage Payments

Just over a year ago my mortgage was sold to Everhome. Twice since then they have misapplied my mortgage payments and the first time they did so they reported a late payment on my credit report. I discovered the second error last evening when they called demanding a payment made on time over two weeks ago. I fear that this will reported as late on my credit report as well. Every time I've called to correct the error I've been told that is it "my responsibility" and they refuse to correct their mistake. I can't afford to have my credit score drop every time they lose track of my on-time payments. Does anyone have any advice?

Confirm and communicate with them via email, since this is legal and covers you. When dealing with Everhome scan and email everything, your payments with confirmation of payment date, any instructions or anything else they give you (no two of their people tell the same lie and they ignore what they want to) so email it many times until they receive it.

They hate this since they don't deal in documenting anything that can protect their victims from their greed.

These people are greedy crooks and no one regulates them or sees that they correct their records or mistakes (even if emailed but this is legal and acceptable in Court). Contact their corporate offices for help, too, and document everything...we talked today about, you said I said, copy of my payment and date cashed, refund late fee (they have charged me late fees when not late and don't give it back even with proof)., They'll tell you to fax it, mail it, many, many times, and I scanned many documents which they ignore, but this is legal, since they claim not to get faxes or mail, but email is proof (Everhome hates you to have and recite facts and proof and will still lie).kim.mcmanus@***.com; mary.braddock@***.com; renee.holmes@***.com; service@***.com8100 Nations WayJacksonville, FL 32256-**** mapPhone: (904) 281-**** (

Lost payments, applied to someone elses account, destroys credit, slow applying payments, horrible c

Here is information from one letter that was sent to Everhome- Matter is still not cleared up= Company has sent replies, but with no answers- They state that I am a month behind and still owe them all these past due fees- A couple of the fees they state that I owe are from 2004? Never was I informed until year 2008? This company is completely worthless- There is absolutely no communication going on inside this company- Very poor customer service- I have been yelled at for Everhome loosing my payment - now how is that right- Would like to refinance, but they have screwed my credit so badly I am unable to. For September 2007 your records state payment was applied on a late fee was assessed on 99/17/2007 but no payment was ever applied. Payment was sent from my bank account on 08/22/2007 in the amount of $700.00. For October 2007 your records state payment was applied on 11/14/2007 and then a partial payment on 11/16/2007 a partial payment. Payment was sent from my account on 10/01/2007 in the amount of $964.84. For November 2007 your records state payment was applied on 11/14/2007, Partial payment was applied on 11/16/2007, another payment applied on 11/30/2007. Payment was sent from my account on 10/30/2007 in the amount of 946.84. For December 2007 your records state payment was applied on 12/05/07 and payment applied was applied on 12/31/2007. Payment was sent from my account on 11/27/2008 in the amount of 964.84. For January 2008 your records state payment was applied on 1/2/2008 and on 1/18/2008 payment was sent from my account on 12/27/2008 in the amount of 12/27/2008. For February 2008 your records state payment was applied on 2/08/2008 and 2/11/2008 payment was sent from my account on 1/31/2008 in the amount of 600.00. For March 2008 your records there are no payments applied, payment was sent from my account on 03/06/2008 in the amount of 695.00. In February 2008 my payment should have be for 964.84, but I sent it for 600.00 owing Everhome 364.84. In March my payment should have been for 690.53 leaving a balance of 360.37. I will be forwarding all the following documentation: • My bank statements showing the payments from my account. • Letters from Everhome Mortgage stating my payment plan. • Letters from Everhome Mortgage stating the loss of payments and misplacing of money. Due to this unfortunate mishap, my credit reports, from the 3 major credit bureaus, Trans union, Equifax and Experian report numerous 30 day 60 day late payments, which were indeed agreed upon as stated in Everhome Mortgages documentation. All payments were made upon agreement and should be reported in such a way. I expect for this to be handle immediately and in writing. I don’t want no more phone calls from some *** in your office that doesn’t understand or have enough knowledge of this situation

They stated that all my payment was late getting to them and now I have a 375.00 late payment to give to on top of my mortgage payment, since they took over my loan my 2years ago I went from 415.00 a month which is not too bad to 470. and the house aint really worth that much! crazy keep battling them I am!!

Ripped me off and lied

I needed a new roof and some home repairs. I called Everhome. I was lead to believe that there would be no problem with my refinance of my home. I would only be out of pocket $350. Well not only did I end up paying the $350, but another $175 for home inspector. Only to find out my loan was denied and was told they did not have the funds to support my loan in the first place!!! The reason my loan did not get through??? They said my roof needed replacing. Hello? They totally ripped me off big time!

i agree they are shady and say whatever they need to to get your application fee then you cant get a hold of them again. In this economy, people could eat for a month on that money!!

Horrible Customer Service

One can only hope that this company sells its portfolio. I have dealt with at least 10 mortgage companies is my lifetime and this company is the pitts. I put 20% down on my mortgage and it was my choice to escrow or they won't let me pay my own taxes....I had no choice where my mortgage went. I will never let this happen to me again. Customer service rep told me to just file bankrupcy. I was so shocked and astounded at that reponse I thought I would fall out of my chair. I am sure the investors would love that.

Refused to correct loan documentation

keep sending data to mother-in-law who has been deceased for more than 10 years. keep wishing to speak with father-in-law who has dementia. have sent power of attorney and deed records for over 10 years and Everhome mortgage refuses to correct matters. these are beyond a shadow of a doubt the most non-responsive *** on the planet. they have like government assume the position that they are above the law and they answer to nobody. if the person that owes the note were to pass away they would deserve for the insurance company never to pay off

Rude and incompetent customer service.

My mortgage was sold to Everhome - this was not a company I selected. I have never worked so hard to set up direct debit with any business. I'm pretty sure these folks did NOT want me to pay on time. It took four phone calls and two faxes to set up direct debit. As if that wasn't bad enough I needed to change the bank account a year later. I'm still fighting to make that happen! The customer service reps are always snotty and curt. I have never paid late and just want to let these folks have their money on time every month!

Oops, I forgot to suggest that this company be reported to the FBI, CIA, the Justice Department. Get them off the planet.


To say these "people" are rude is to say the least. When some "home girl" tells a customer "I don't care that people complain" and then she says she is the's her time to find another job in "customer service".

There is too much unemployment, everyone is concerned about paying their mortgage and then we have Everhome Mortgage to contend with. Customer service?

Where, not at Everhome Mortgage. Who runs this place??


Is there any way to get away from everhome? I was a netbank customer and my loan was sold to everhome.

They told me to refi and then they would buy back my loan and I would be stuck with them again. Nightmare is an understatment for this company.


I am furious with EverHome!!!!!!! They call themselves helping me get a forebearance for 6 months since I was laid off and turned around to only try and foreclose on my property and haven't even given me an opportunity to work out a plan for repayment.

I just got another job, but they won't even call me back to get my new information and they have me owing the incorrect balance. This is ridiculous!!


I did not ask to be sold to Everhome. I have had notoing but trouble from day one. They have not been rude; they are just totally enept, obviously having no training. I have had to fax documents to one rep. twice. Then she gave it to another rep. who obviously is just as unqualified and also doesn't know her job.

I am worn out. Is this a fly-by-night organization? If I ever get my mortgage back in Texas, I will be forever grateful.

I have only read bad comment after bad comment. This is SCARY!!!!!!!!!!

I have faxed and faxed until I am blue in the face.


i wasnt informed tht my payment had increased to $800 until my payment wasnt accepted. they said my taxes had increased and there wasnt enough money in my escrow acc.

to cover so they took out a loan against my acc. needless to say the treasure dept. informed me tht the information tht everhome had given me was false.there was never an increase in my taxes.when i explained and faxed the proof to everhome they say they paid out too much money and i have to pay them back. well fortunately for me i also had a copy of their payment history which showed they hadnt paid over or hadnt paid tht increased tax payment tht they claim..i was told they will not review my acc, until May..until then i supposed to pay the overly increased mortgage payment..

i work too hard to get wht i have i wont go down without a fight.. and i fight very well i train with UFC fighters....


I suspected that might be the case after having read some of the comments about their business practices.

Our loan was just sold to EverHome.

Given the difficulty of correcting all the errors made by GMAC, our previous mortgage holder, I was not looking forward to yet another new group of so called customer service agents.

After reading some of these complaints it is obvious that this company is in the business of stealing peoples property by failing to post payments, running up fraudulent charges, and damaging their credit report so no other company will assist them in refinancing their home.

I am going to go to my local credit union and try to take out a loan to pay off my home. After 22 years of timely payments to one mortgage company after another I am not going to let this bunch of crooks steal my home.


We just got a notice from our property insurance company that we're about two weeks away from being cancelled because the premium hasn't been paid. We contacted EverHome weeks ago when we got the bill for the premium, asking why it hadn't been paid out of escrow.

Weeks later, it STILL hasn't been paid, and every time I try to get through to their customer service, I get disconnected. I'm going to write the state attorney general's office today about this.


The issues I am having with Everhome, are they constantly screwed with my escrow without any notification. They returned my payment 2 weeks after it was due, saying my escrow had raised aprox.

$200 due to the increased cost in my taxes and insurance (neither had raised) upon getting the extra money I resent the payment only to have it refused because I now owed for 2 payments.

They are refusing to accept payments unless its for the FULL amount behind. We made the mistake of telling them I can get the full amount by my next payday, only to get the response well it will be going into foreclosure the day before..


We closed with Everbank in April, were sold at closing to Everhome (part of the same group). We gave them a PO Box mailing address on all correspondence. Our residential address was only listed in the residential history. Our mailing address was NOT the address of the property we financed, but they had that info too.

Somehow, they decided that the residence was the right place to send correspondence - not the PO box, not the new address.

We sent the temporary payment stub in with a check on 4/30. They never received it. They started calling on 5/3. We gave them the right address information. We did a payment by phone that cleared on 5/13. We cancelled the check they never received the same day.

Between closing and May 13th, they sold us to CitiMortgage. We never received info on that either! We finally spoke to a rep who gave us the CitiMortgage customer service 800# and we corrected all the bad data Everhome gave them. Citi has been just fine.

BUT Everhome also forwarded our may payment to them! Ha ha. Now they want US to pay them for it because they sent it to Citi. They say Citi won't return the money, but Citi has never heard anything about it.

Everhome STILL has never sent us ANY statements or other documents but their rep Cheryl Moses harrasses us daily to pay our May payment.

It's their mistake - they sent it to Citi. They need to talk to Citi. We'll be taking action if they continue to harrass us for their mistake. :(

Not paying escrow bills on time

In September they insisted that the Insurance had been paid yet the Company never received it. After the policy went delinquent, I paid the premium out of pocket and was later reimbursed by Everhome. Summer taxes were very close to being late. Now winter taxes have not been received by the township treasurer. Everhome advised that it was a lump sum check sent for several accounts. Makes me think they needed to save on a couple of stamps. I'm now within 2 weeks of being delinquent on taxes. There must be a way to cancel an escrow account and maintain it myself without having to pay out large closing cost to refinance with another company. Dennis S.

Everhome is a piece of work. They have screwed us two years in a row now with taxes that we are so upside down on our house it's ridiculous.

They say the taxes went up and clearly they haven't (I have looked them up) but continuously adding additional costs to our account. We went from a $1600 house note to a now whopping $2200 note for a house that cost us $160k. We owe more on our house than it's worth. When you call you get a different person every time and I don't guess any of them talk because it's always a different answer.

What is wrong with the world today!!!! So frustrating.


:) :grin I to have had problems with everhome with payments to my insurance co. Thank goodness that tomorrow I will no longer have to be apart of this company. We are closing on a refinance and hopefully they will send all money from our escrow account in a timely manner.


Everhome failed to pay the annual insurance premium from the escrow account that Everhome collected from me. The insurance agent called and was told that Everhome does not escrow the insurance payment although Everhome paid the same insurance premium and account the year before.

The insurance coverage lapsed due to non payment. Then Everhome imposed its insurance at two and a half times the cost. Everhome refuses to acknowledge the error or refund my money.

I must now take Everhome to court over this obvious error. :(





today, jul.28, i discovered this mind blowing "pissed" site. after dealing w/ everscum for over a year, we finally got the loan mod.

via fedex. at first, when i saw the return add., i handed it to my husband and said "more bad news from everscum" he groaned as he always had when everscum came to the door. but when he opened it, at first it looked like we'd have reason to celebrate. oooooooooooohhh nooo!

not yet. upon closer examination of the enclosed docs, i noticed the harrassing list of numbers that were accompanied by a list of costs that have been included in the first five year payment structure; of course costs incurred by us via everscum was all the back money that they originally said not to pay during the process of loan modification. part and parcel of mortgage monies... in excess of 5k.

not to mention foreclosure fees/costs and a so-called property inspection fee- which to the best of our knowledge, never even took place. how do THEY do inspections now? from satalite? so...

in actuality, after an excess of 1 year of overwhelming frustration, threats of foreclosure, ruined platinum credit and a huge, extra, unexpected, unwarrented and probably illegal chunk of money tacked in the mix, our bottom line is as bad if not worse than before we started dealing with this @!#$ company. i spoke to NM processing today, after being referred to them by HUD out of santa monica who said that over 80% of consumers don't get their loan mod as hoped and falsely made to believe. she said banks and lenders can make their own rules and do what they want. our docs have a deadline date attached.

it needs to be read, explored, scrutinized, interpreted and notarized in less than ten days. everscum didn't have a timeline to adhere to. after the first lousy experience we had with them, we should have been able to say: you know what? we're changing mortgage companies and you have exactly 10 days to help us satisfactorily or you can do without our business and our $149,348.04!!!

let's try to band together and make it our dream goal to get these *** to do a good job... the right thing or be held financially liable. ACCOUNTABILITY, ACCOUNTABILITY. we have mortgages to pay, insurance to come up with getting no equity in our overpriced bird houses so that when they begin to screw, all we can do is bend over.

please respond if you have any good suggestions as to what we, the consumer, can do against this muddled up mess we're in.

Wow, I loan was transferred from Irwin to Everhome and things went downhill from there. I am in forclosure now due to them getting so behind on my taxes and insurance that they raised my mtg from 750 to 1300 per month!

I called and called, was misguided and given the wrong info and all their CSR's had to say was "sorry ma'am i'm not sure who could have given you that information" before the new CSR would proceed to tell me another lie!

Something should be done about this company. And mind you I checked my statements and called to ask them about my taxes due to a hike in my city and they said that I was covered.


Everhome Mortgage didn't pay the insurance on time and it was cancelled. Now they've messed up on the escrow account that I've been over paying and state I owe them.


Everhome has always been a pain about getting our flood insurance paid. Today we got our 1098 and it listed a $45 charge late fee for our property taxes. I've had it!!


I just got a notice that Everhome didn't pay my insurance either. I will have to pay it myself and sue Everhome.

I have reported the company to the Florida Attorney General's Office and the Better Business Bureau. I recommend that others due the same. On another board, a poster said Everhome didn't pay his taxes for 3 years and the home was scheduled to be sold.

He also said he unknowingly didn't have insurance for the same 3 years. Everhome clearly is a fraudulently company that needs to be investigated by the proper authorities; this will not happen if people do not file complaints with the State's AGs office.


OMG, I am glad I am reading this about Everhome. I have to check my escrow now to see if they had been paying mine.

I sent them the tax bill the minute I received it and guess what, I received another tax bill as if I never got the first one. Now it makes me wonder but I won't resend it because they pay it and if they get a penalty for being late, then let them.

I would like to know if anyone else is having trouble with the way they handle escrow. It looks like they are trying to get to high of monies in the account when mortgage was sold they are trying to say the account was short by more than a thousand dollars. I called and try to explain that the way they are figuring I will have more than 700 dollars in the account even after the required amount of reserve money is left this based on 12 months they came up that the monies are distributed on different months don't matter to me 12 month is 12 months.

I am so furious i could scream i was current with my loan payments until i lost my job in 2007. i contacted everhome since my husband is on disability to see if they could lower or payments from 1,100.00 a month to 600.00 a month.

this house has a mold issue needs a new roof and windows. They not being the original lmortgage company said no you need to pay the whole amount.I simply could not do it. I had a 5,000.00 rearage on the first mortgage company that is why ever more would not hep. GREEDY Bastards.

They have put the house in foreclosure and have tried twice at auction to sell the place. I still live here after being here for 12years.I am not budging till i get handed a piece of paper from the sheriff telling me i have six months to either come up with the amount they sold it at auction or six months to move out. This last time my husband found a piece of paper saying I need to call everhome asapi called aftewr not hearing from them fdor months and they just informed me that they have pt the house up for auction on april 29th.People the last i knew they had sent the work to have this property sold to Trott and Trottin farmington hills. I tried to contact them when this happened But everhome RUDELY told me that the no longer were dealing with this and handed it over the attorneys in Farmington.

These people were also Rude. I have GOD on my side I tried to work something out with everhome but it was not enough money nomthly to satisfy them.

THEY ARE GREEDY RUDE INCOMPETENT BASTARDS.How professional to leave a small slip of paper inserted in between the twqo front doors only to have it bloww into the corner of the porch to have you call the mortgage company as soon as possible after months of absolutely no contact . They are a scam anf d fraudulent company.

I have no problems with my escrow account. I recently completed a refinance and my loan offficer (Bill) was great.

If your having problems with an escrow maybe you should opt out. Its permissable if your loan is over 2 years old.


That's right, but why would you let them to keep your money, the money are ours. Those people working for Everhome are so brainwashed (I can hear the instructions they are given when we complain).

I doubt that they are so stupid not figure it out when I lead them with the facts.

yes everhome is ripping us off on escrow i have a house in fl and the taxes and ins have been going down every year and the escrow always goes up because of a shortage that constantly goes up but what do you do the only answer is to refinance without an escrow acct please respond back to email sirico@***.net
